**Gas Safety Certificate (CP12)**
Required annually for every rented property with gas appliances. Must be conducted by a Gas Safe registered engineer. The certificate must be given to tenants within 28 days of the annual check, and to new tenants before they move in. Failure to have a valid CP12 is a criminal offence.

**Electrical Installation Condition Report (EICR)**
Required every 5 years for all private rented properties in England. Must be conducted by a competent person registered with NICEIC, NAPIT, or ELECSA. Must be given to tenants within 28 days of the inspection, and to new tenants before they move in. Remedial work identified must be completed within 28 days (or shorter if specified in the report).
**Energy Performance Certificate (EPC)**
Required for all rented properties. Currently, properties rated F or G cannot be let to new tenants (Minimum Energy Efficiency Standard, MEES). Do I need an EPC to let a property? +
Yes. You must have a valid EPC (rating A–G) for any property you let. Properties rated below E cannot currently be let to new tenants. From 2025, the Minimum Energy Efficiency Standard (MEES) threshold increases to C for new tenancies.
